Any good Realtor® knows that transparency is paramount in real estate. When it comes to listing a home, especially a lucrative one that is eager to appear on the market, it is crucial that a home safety check on the whole property has been performed. The listing agent can be at risk of a lawsuit if a buyer notices issues that were not previously disclosed due to the Breach of Duty regulations. Take these precautions to minimize your risk of any miscommunication.
- Ensuring that the home does not have any fire hazards is vital for a home safety check. Double-check for haphazardly-placed wires, overloaded extension cords and outlets, and damaged electronics as these can contribute to a house fire.
- Kitchens are a life force for many homes, but it can also be the riskiest. With the proximity to a variety of gas, electrical, and sharp items and appliances, a neglected kitchen can pose a serious threat. Confirm a working fire extinguisher is nearby.
- Pools, while a delight, can remain one of the most dangerous aspects of a home, especially for young children. Pools should have a safety cover and VGB-compliant drain covers. Store any pool chemicals far away so as to not cross-contaminate or run the risk of falling into the wrong hands.
- Confirm your lawn is properly maintained, hygienic, and harmless. This means clearing the property of any animal waste, glass & sharp items, and deadly, toxic plants.
